Most of our investors come through introductions from existing investors or people who know the founders. If someone referred you, mention their name — it helps us place the context.

We read your note
One of the founders reads it — usually within a day. We'll reply by email to book a call.

A 30-minute intro call
We learn about your goals, walk through our process, and answer anything. No pitch deck.

Real numbers, when they're ready
When a deal fits your criteria, we share the full underwriting — comps, renovation scope, pro forma, risks.

Your decision, unhurried
You take your time. If it's right, we move to LLC formation and closing. If not, we wait for the next one.
A few things worth knowing
- We're currently sourcing in New Jersey and expanding. If you're looking elsewhere, we can still talk.
- Typical deal sits with 1–2 investors. Come as a group, come solo, either works.
- Your name ends up on the title, via an LLC. This is ownership, not a fund position.
- Filling this out isn't a commitment to anything. It's an introduction.
